The menu as a PDF

It needs zooming, it does not read on a phone, and no search engine indexes what is inside it. It is the first thing a customer looks for and the worst served.

Can a site fully replace Booking or Airbnb?

Fully, rarely. Those platforms bring visibility a site alone does not match. The realistic goal is to recover the guests already looking for you by name, or returning: they go through the platform only because you offer them nothing else, and every direct booking saves the commission.

Do I need a professional photographer?

It is the highest-return investment in the whole project for hospitality. An excellent site with mediocre photos converts worse than a simple site with excellent ones. The studio can work with your existing images, but will say so if they undersell the place.

How are availability and seasonal rates handled?

According to how you work: a calendar synced with your current tool, a rate grid per period, or a simple request for a quote. The solution is chosen from how you already operate, not the other way round.
